At the end of 2025, March, represented by Companion Bernd Goessens, assisted Atelier Alexander Saenen in its search for a new base in the Ghent area. The atelier specialises in high-end art services such as framing, fine art printing and professional mounting for artists, museums, galleries and collectors — a profile that calls for a location that is both functional and representative. Until then, the company had been operating from a leased property in Ghent, but the ambition to create more control, stability and long-term security made acquiring their own premises the logical next step.
That search led them to Kotter, a redevelopment project located at Ottergemsesteenweg 441 in Ghent. On the ground floor of a student residence, four multifunctional workshop units were developed, specifically designed to combine production, storage and office use. For Atelier Saenen, Workshop Unit 4 proved to be the ideal fit: a 177 m² unit complemented by a 210 m² mezzanine. Featuring an automatic sectional door, a clear height of 6.3 metres and an additional mezzanine level, the unit offers exactly the flexibility required for a business where craftsmanship, precision and logistics go hand in hand.

In addition to the property’s technical strengths, its location also played a decisive role. Kotter is situated close to Ghent University Hospital (UZ Gent), near the city centre and just minutes away from the main motorways, including easy access to the E17. For a business serving both local clients and professional players from the wider art world, accessibility is essential. The project combines those mobility advantages with a contemporary and efficient use of space: compact where needed, yet spacious in volume and highly practical in daily operation. That is precisely what made Kotter a smart, future-oriented choice for Atelier Saenen.
“Atelier Alexander Saenen was looking for a place of their own in Ghent that was not only practical, but could also reinforce their professional image. In Kotter, we found a project that was a perfect match in terms of location, flexibility and scale.” — Bernd Goessens, March
Following targeted negotiations and a number of adjustments to the plans, an agreement was reached with developer De Steenoven. That flexibility throughout the process proved essential: this was not simply about selling a unit, but about thinking along with the buyer to ensure the space would fully support their specific operations. Delivery of the project is scheduled for the end of June 2026, after which Atelier Alexander Saenen is set to officially open the doors of its new location in early August 2026. For March, this is once again a strong example of how a real estate transaction is only truly successful when the property not only works on paper, but also fully aligns with the story, ambitions and day-to-day reality of the end user.
